Additionally, staff uses this opportunity to advise applicants about proper placement of the fence or wall so as to avoid future property disputes between neighbors.

Regardless of size, citizens in residential districts are required to submit a Zoning Compliance Permit for an Accessory Structure to the Planning Department. This permit ensures that your proposed building will meet height, setback and area requirements for your vicinity. It also helps to prevent accidental placement of these buildings on a utility, drainage, access or other easement which must be kept free from obstructions.

A residential building permit from the Inspections Department is required for any proposed building that exceeds 12 feet in any dimension or 144 square feet in floor area. Buildings of such size must have plans reviewed for adequate structural support and overall integrity. Furthermore, regardless of size, if you plan to have electric or plumbing fixtures in the building, a trade permit will also be required from the Inspections Department.
