Town's Proposed Operating Budget
Public Hearing

The Town of Garner 2015 – 2016 Proposed Operating Budget will be submitted to the Garner Town Council at their meeting on April 28, 2015. A copy will be on file in the Town Clerk’s office and the Southeast Regional Library during regular business hours and will be available for review on-line. A public hearing is scheduled for May 4, 2015 at 7:00 P.M. in the Town Council Meeting Room. All interested citizens are encouraged to attend and will have an opportunity to present oral or written comments. Notice is hereby given of a meeting of the Town of Garner Town Council at 7 p.m. on Monday, May 4, 2015, in the Town of Garner Council Chambers to consider the following application:

Unified Development Ordinance Text Amendment:

UDO-14-02, Solar Farms The Town of Garner is requesting an amendment to the Unified Development Ordinance (UDO). The proposed amendment makes the following changes:

1. Amend the UDO to add “Solar Farms” as a land use category which would be permitted in the R-40, R-20, I-1, and I-2 zoning districts.

2. Provide development standards for new solar farm developments covering the following topics: setbacks, height limits, fencing, landscaping & buffering, noise, glare, and decommissioning cleanup.

All persons interested in or affected by the above referenced matter are invited to attend the public hearing and offer relevant facts and comments. Substantial changes in the proposed amendments may be made following the public hearing. CUP SB 15-01 & CUD Z 15-01: Creekside Subdivision

Notice is hereby given of a meeting of the Town of Garner Town Council at 7 p.m. on Monday, May 4, 2015, in the Town of Garner Council Chambers to consider the following application:

Conditional Use Rezoning & Subdivision Plan

Conditional Use Subdivision Plan: CUP SB 15-01 (Creekside Subdivision) Conditional Use Rezoning: CUD Z 15-01 (Creekside Subdivision)

IOM Developers Inc. has filed 2 applications for consideration to the Garner Town Council. First, they are requesting to change the current zoning classification from Residential 12 Conditional Use District 167 (R-12 C167) to Residential 12 Conditional Use District 175 (R-12 C175). The current zoning requires new homes to have a crawl space, and this proposed zoning change would allow new homes to have either a crawl space or a stem wall foundation. Second, the applicant is also requesting to modify the Creekside subdivision plan that was originally approved in 2013. The project site is 42.46 acres, located along Rand Road and can be identified as Wake County PINs 1619032447, 1619033527, and 1619028499.

CUP SP 15-07 (Red Robin): Red Robin has filed a conditional use permit application to develop a restaurant. The property is 1.49-acres located at the northwest corner of US HWY 70 E and Jones Sausage Road and is also identified as a portion of Wake County PIN 1720297392. The property is zoned Service Business Conditional Use (SB C62).
